Dhanori in Pune offers a wide range of residential property within Rs 40 lakhs

Dhanori in Pune situated on the eastern side, offers a wide range of residential property within Rs 40 lakhs. Several new housing projects, which are at various stages of construction are also seen in this localities offering 1, 2 and 3-BHK units. Many experts also observe that there is high demand for smaller units. Therefore, maximum properties in the budget range of Rs 40 lakhs are offering 2-BHK apartments.

Other factors that have attracted developers to come up with projects in this budget range are the availability of land and good connectivity via Nagar Road. The area’s proximity to the railway station and the airport, and easy accessibility to the other localities has primarily contributed to the increase in property values. Pune station is around 10-12 kms away and the airport is located at a distance of three kms from Dhanori.

According to Ashish Agarwal, proprietor, Vijaylaxmi Developments, “The mid-level IT professionals working in the city are looking for affordable properties. Thus, the demand for affordable properties is at its peak. However, other areas in east Pune which are also known as IT hubs such as Viman Nagar, Kalyani Nagar or Koregaon Park, are already developed and offer properties at high prices. Therefore, there is a high shift in demand from these localities to Dhanori. In order to meet this demand, developers have to come up with projects within the affordable range.” According to Suresh Agrawal, proprietor, Laxmi Constructions, “Dhanori is popular amongst the working population around the eastern belt of Pune. The smaller units are mostly in demand as these are easily maintainable. Also, these come within the range of professionals having a salary range of Rs 40,000-50,000 per month”. AM Kulkarni, proprietor, Kirik Enterprises says, “Grocery and retail options and banks are also present here”. He also added, “Also, the area comes within the Pimpri Chinchwad Municipal Corporation (PCMC) limit, which is one of the biggest advantages for it. There is no water problem or electricity problem in this area”. Thus in east part of Pune there are plenty of hospitality options available.
